
Auckland needs more homes, but fast-track approval of out-of-sequence greenfield subdivisions is no way to manage the region’s growth. Auckland Council estimates that unanticipated fast-track developments could add 50,000 – 60,000 dwellings and impose billions of dollars in infrastructure costs. The Government’s recent law change allowing higher development contributions is welcome, but funding is only part of the challenge. Higher charges cannot ensure that transport, water, and wastewater infrastructure can actually be delivered, or that poorly located development and environmental harm is avoided.
Development should implement Auckland’s spatial strategy, not proceed through ad hoc fast-track applications. It is in the public interest for the council to retain authority over where and when Auckland grows. It’s called planning and it’s a good thing.
